Every week, I talk to Bergen County homeowners who are ready to make the move to South Florida. And almost every conversation eventually lands on the same question: where exactly should we go? Two towns come up more than any others — Boca Raton and Deerfield Beach.

They share a border along the Palm Beach/Broward County line, but the experience of living in each town is very different. One is polished and prestigious; the other is laid-back and accessible. Here's an honest comparison to help you figure out which one actually fits your life.

Home Prices: What's the Real Gap?

This is usually the first filter, and the difference is dramatic.

  • Boca Raton: Median home values range from $675K to $773K. The city offers everything from waterfront estates along the Intracoastal (well over $1M) to condos and townhomes in the $300K–$500K range. West Boca, in particular, has newer construction and neighborhoods that feel similar to upscale Bergen County communities.
  • Deerfield Beach: Median home values range from $325K to $380K. That's roughly half the median price of Boca Raton. You'll find condos on the barrier island, single-family homes in the western neighborhoods, and waterfront options along the Intracoastal — all at significantly more accessible price points.

If you're selling a Bergen County home in the $500K–$700K range, you could comfortably buy in Deerfield Beach with money left over, while a similar Boca Raton purchase would stretch your budget further — or require you to look in West Boca or inland neighborhoods.

No State Income Tax: The Florida Advantage

One of the biggest financial drivers for NJ-to-FL relocators is Florida's lack of state income tax. For a Bergen County household earning $150K–$250K, the move to Florida saves $6,000–$15,000+ per year in state income taxes alone. That benefit applies equally whether you choose Boca Raton or Deerfield Beach.

The trade-off comes in property taxes and homeowners insurance, which are the two line items most NJ transplants underestimate. For a complete breakdown of the financial picture, see our NJ to Florida relocation guide.

Property Taxes and Insurance: The Real Costs

Property taxes: Florida's property tax rates are significantly lower than New Jersey's, but they vary by county and city.

  • Boca Raton (Palm Beach County): The effective tax rate is approximately 0.9–1.1%. For a $700K home, that's roughly $6,300–$7,700 per year. The Homestead Exemption (up to $50K for most residents, with Save Our Homes cap on assessment increases) provides meaningful protection.
  • Deerfield Beach (Broward County): The effective tax rate is approximately 0.9–1.1%. For a $350K home, that's roughly $3,150–$3,850 per year — roughly half the dollar amount of Boca Raton because of the lower home value, even though the rate is similar.

Homeowners insurance: This is the line item that catches every NJ transplant off guard. South Florida insurance premiums have risen sharply in recent years due to hurricane risk and reinsurance costs. Expect annual premiums of $3,000–$8,000+ depending on the home's location, age, construction, and flood zone. Coastal properties in both Boca Raton and Deerfield Beach will pay toward the higher end.

Lifestyle: Polished vs. Laid-Back

This is where the two towns diverge most sharply, and it's usually the deciding factor.

Boca Raton is known for its polished, upscale character. Mediterranean-inspired architecture — mandated by strict zoning codes — gives the city a cohesive, resort-like look. Mizner Park and Royal Palm Place offer walkable, upscale dining and shopping. The Boca Raton Resort & Club is a landmark. The cultural scene includes the Boca Raton Museum of Art, a thriving restaurant scene, and annual events like the Festival of the Arts. Think of it as the Short Hills or Ridgewood of South Florida — beautiful, well-maintained, and decidedly premium.

Deerfield Beach is a genuine beach town. The award-winning beach and the iconic International Fishing Pier (nearly 900 feet into the Atlantic, free to walk) define the community's character. The dining scene is more casual — think waterfront seafood spots like JB's on the Beach and Cap's Place rather than upscale bistros. The pace is slower, the vibe is less pretentious, and the community feels more like a small beach town than a luxury destination.

If you want the polished, country-club lifestyle, Boca Raton delivers. If you want to walk to the beach in flip-flops and eat fresh fish at a casual dockside restaurant, Deerfield Beach is your place.

Schools: How Do They Compare?

Boca Raton: Schools carry an average rating of 8/10, with several highly rated elementary and middle schools. Boca Raton High School and Spanish River High School are well-regarded. Private options include Pine Crest School and Saint Andrew's School, both nationally recognized.

Deerfield Beach: Schools carry an average rating of 7/10. Deerfield Beach High School serves the community, and the area has solid charter school options. The district is improving, but Boca Raton's school system currently holds an edge in ratings.

If school quality is a top priority, Boca Raton has the stronger hand — though the price premium you pay for a home there partially reflects that advantage.

Parks and Outdoor Life

Both cities offer excellent outdoor amenities, but the flavors are different:

  • Boca Raton: Spanish River Park (94 acres of oceanfront), Red Reef Park (snorkeling on a living reef), and Sugar Sand Park (132 acres with a science playground and nature center). The parks feel manicured and curated.
  • Deerfield Beach: Quiet Waters Park (430 acres with a ski lake, camping, and mountain bike trails), Pioneer Park (kayak launches along the Hillsboro River), and Deerfield Island Park (67 acres accessible only by boat). The parks feel wilder and more naturally Floridian.

If you love manicured, amenity-rich parks, Boca Raton has the edge. If you prefer larger, more natural green spaces with kayaking and camping, Deerfield Beach offers more rugged options.

Side-by-Side Summary

The Bottom Line: Who Should Choose Which?

Choose Boca Raton if: You want an upscale, well-maintained community with strong schools, a vibrant cultural scene, and you're comfortable at the $675K+ price point. Boca Raton is especially appealing for families who want top-rated schools and a polished, resort-like environment — think the Ridgewood or Tenafly of South Florida.

Choose Deerfield Beach if: You want genuine beach-town living at a more accessible price point, you value a laid-back atmosphere over polish, and you prefer outdoor adventures (kayaking, fishing, camping) over country club amenities. Deerfield Beach is particularly popular with retirees and downsizers who want to stretch their Bergen County sale proceeds further.

Both towns are excellent choices for NJ transplants — and both benefit from Florida's lack of state income tax. The right choice depends on your budget, your lifestyle, and the kind of daily life you're building in your next chapter.
