How This Calculator Works

This calculator compares the financial outcomes of renting versus buying a home using standard financial formulas. Here is what is happening under the hood:

  • Monthly mortgage payment is calculated using the standard amortization formula: P × [r(1+r)^n] / [(1+r)^n - 1], where P is the loan amount, r is the monthly interest rate, and n is the total number of payments.
  • Monthly property tax is the annual tax rate multiplied by the home price, divided by 12.
  • Monthly insurance is the annual premium divided by 12.
  • Monthly maintenance is the home price multiplied by the maintenance percentage, divided by 12.
  • Tax benefit (if itemizing) subtracts the tax-deductible portion of mortgage interest and property taxes from your monthly cost, multiplied by your marginal tax rate.
  • Rent increases are applied annually at the rate you specify.
  • Net worth for renting assumes the difference between buying and renting (plus the down payment) is invested at a 7% annual return, compounded monthly.
  • Net worth for buying assumes your home appreciates at 3% annually, and you build equity through principal paydown. Transaction costs (6% selling cost) are deducted at sale.
  • Break-even point is the year when buying net worth exceeds renting net worth.

This is an estimate for informational purposes only. Actual costs vary based on your specific financial situation, market conditions, loan terms, and other factors. Always consult with a financial advisor, tax professional, and mortgage lender before making a housing decision.

The Verdict Isn't Always What You Think

In Northern New Jersey, the rent-versus-buy decision is rarely black and white. With property taxes among the highest in the nation and home prices that have climbed steadily for decades, the math can surprise even seasoned homeowners. In Edgewater, where median rents hover around $3,000 per month and median home prices land at approximately $600,000, renting may actually build more wealth in the first five years when you factor in the upfront costs of buying: the down payment, closing costs, and the higher monthly payment driven by property taxes and insurance.

Buying makes the most financial sense when you plan to stay in the home for five years or longer. That is the typical break-even horizon in Bergen County, where 3% annual appreciation plus principal paydown eventually overtakes the investment returns you would earn by renting cheaper and parking the difference in the market. For buyers in Fort Lee or Teaneck, where single-family home prices are above $700,000, the upfront cost is steeper, but the long-term equity potential is significant. Condo buyers in Hoboken or Jersey City face a different calculation entirely: lower maintenance but higher HOA fees, and a market that tends to appreciate at a different pace than single-family homes.

The right answer depends on your timeline, your budget, your risk tolerance, and how much you value stability versus flexibility. That is exactly the kind of conversation Scott Selleck helps clients work through every day. With 32 years of experience in Bergen and Hudson Counties, Scott does not push you toward a purchase or steer you toward renting. He walks you through the real numbers, the trade-offs, and the market context so you can make a decision you feel confident about.
