What the Calculator Shows You

The calculator takes the guesswork out of the rent-versus-buy decision by showing you five key comparisons:

  • Monthly cost of renting vs buying. Your actual rent payment vs your full monthly housing cost as a homeowner — mortgage principal and interest, property taxes, insurance, and maintenance.
  • How rent increases annually (default 3%) vs fixed mortgage payments. A fixed-rate mortgage keeps your principal and interest payment the same for 30 years, while rent typically rises every year.
  • Net worth comparison assuming rent savings are invested. The calculator assumes the difference between renting and buying is invested at a 7% annual return, then projects which scenario leaves you with more wealth at the 5-year and 10-year marks.
  • The break-even point where buying becomes better than renting. The exact year when buying financially outperforms renting — factoring in home equity growth, closing costs, and investment returns on the money you save by renting.
  • Bergen County-specific property tax rates (2.1% — one of the highest in the state). Our calculator defaults to 2.1%, which alone changes the math versus most national calculators.

Bergen County Real Talk

Let's get specific. Here is what the numbers actually look like across some of Bergen County's most popular towns:

Edgewater: median home prices $703K, median rents $3,000/month. Renting actually builds more wealth in the first 5 years. That's not what most agents want to tell you. But the numbers don't lie — when you invest the difference between your rent and the higher monthly cost of buying, plus avoid tens of thousands in closing costs, your net worth can come out ahead in the short to medium term.

Fort Lee: rents average $2,800/month, homes sell for $600K+. The break-even point is often 7 to 8 years. If you plan to stay in your home for a decade or more, buying makes clear financial sense. If your career or lifestyle might move you in 5 years, renting could be the smarter play.

Paramus: homes sell for $650K+ but rents are slightly lower than Edgewater or Fort Lee. The break-even point typically falls somewhere in the 6 to 8 year range depending on how much you put down and what mortgage rate you lock in. Math favors renting short term.

The point is: there is no universal answer. It depends on where you are looking, how long you plan to stay, what mortgage rate you qualify for, what your down payment looks like, and how disciplined you are about actually investing the money you save by renting.
